Hills, trees and which way your roof faces

Reigate sits low between two ridges. The chalk of Reigate Hill rises to the north, and a sandy ridge runs along Park Hill to the south. Reigate Heath and Wray Common add open ground, and many gardens have tall, mature trees.

This means roofs here face every direction, and shade can change a lot between neighbouring houses. Roof size matters less than aspect and shading. On a survey we look at both before suggesting a layout.

Large Victorian houses around Wray Common

Reigate grew in the 1800s as people built large houses on the edge of town. Around Wray Common and Wray Park, many are big Victorian homes on generous plots, with steep handmade clay tile roofs.

Reigate & Banstead Borough Council has around 29 conservation areas, and Article 4 directions on most of them control outside changes to houses. In Wray Common, that includes solar panels. In 2024 the council also designated Blanford Road as a new conservation area. Elsewhere, roof solar is usually permitted development, and reversible air con units have been since 29 May 2025. Listed buildings always need consent. The council becomes part of East Surrey Council on 1 April 2027.

• A home battery can be fitted on its own and charged from the grid at cheaper times.
• Reversible air conditioning can cool large upper rooms in summer and help heat them in winter.
• Rear roof slopes or outbuildings may be possible, subject to the council’s view.

Edwardian family homes further south

Meadvale, between Reigate and Redhill, is largely Edwardian, with larger family houses in its higher central streets.
